“So what budget does work?”

Short answer:
It depends where you want to live and what you need the property to do for you.

This is where Portugal starts to become realistic again.

In bigger cities (Lisbon / Porto):

Likely a T0 or very small T1

Older buildings

Usually outside prime central areas

Strong competition

Fewer visa-compliant options, but not impossible

In smaller cities & towns (Coimbra / Aveiro / Caldas da Rainha):

A basic T1 becomes realistic

Older but liveable

More chance of a proper registered lease

Still competitive, but not frantic

💡 At this level, flexibility on neighbourhood and finish really matters.

This is the most common “sweet spot” we see for new arrivals.

In bigger cities:

A decent T1 becomes possible

Still not central-central

Older properties, but better maintained

More landlords open to long-term, registered contracts

In smaller cities & well-connected towns:

Comfortable T1 or small T2

Often walkable locations

Better condition

Much healthier supply

This is where stress levels drop noticeably.

In bigger cities:

Good quality T1 or T2

More modern interiors

Better heating, light, and layout

Landlords more relaxed about paperwork and length of stay

In smaller cities & towns:

Spacious T2 or even T3

Central locations

Balconies, lifts, parking sometimes included

Far less competition

Most rental content online doesn’t show:

How many listings never reply

How many fall through at contract stage

How many aren’t registered with Finanças

How many look nothing like the photos
