Visa-Compliant Rental Contracts in Portugal: What to Check Before You Sign

If you are applying for a D7 or other residency visa, your rental contract is not just somewhere to live. It is a core part of your application.

We see contracts rejected every year because something small was missing.

Here’s what actually matters.


1. Minimum Term

For most residency routes, you need a 12-month contract minimum and this should be renewable. Why? Because if you have a long wait for your stage 2 (AIMA) appointment AIMA will want to know the contract is not terminating soon.

Six-month winter lets or short-term Airbnb bookings will not usually be accepted by AIMA.

Make sure the contract clearly states the duration.

2. Registered with Finanças

This is critical.

Your landlord must register the contract with Autoridade Tributária e Aduaneira (Finanças).

If it isn’t registered, AIMA can reject it.

Ask for proof of registration. It takes minutes for a landlord to do properly, yet many skip it.

3. Correct Names and NIF Numbers

Your full legal name must match your passport exactly.

Your NIF must appear on the contract.

The landlord’s NIF must also appear.

Any spelling errors can create delays.

4. Property Legality

The property must:

  • Be legally registered

  • Have a habitation licence

  • Have a valid energy certificate

If the property is illegal or semi-rural without proper paperwork, it can cause issues at Stage 2.

5. Deposits and Payment Structure

Two or three months’ deposit is common.

Be cautious of landlords asking for large lump sums without paperwork.

Payments should be traceable. Bank transfer is safest.

6. Why This Matters for AIMA

AIMA asks for proof of accommodation because they want to see you are genuinely relocating, not just applying on paper.

You often need:

  • The signed contract

  • Proof of registration

  • Rent payment evidence

If one of these is missing, your application can stall.
